This project renovates a 78,000 sq. ft. HUD-sponsored affordable housing development that was built in 1974. The building includes 66 rental units and an 8,000 sq. ft. community services space. It is now 35 years old and many of its components are nearing the end of their service life. By modern standards, it is extremely energy inefficient.
This project proposes to:
- Cut energy consumption by roughly half.
- Renovate the exterior to alleviate its bunker-like appearance and create a more appealing facade. This will include adding an exterior insulation system over the existing concrete walls.
- Renovate the currently vacant community service tenant space to provide lease income.
- Replace and upgrade the majority of plumbing and mechanical equipment as well as all roofing, windows, etc.
- Bring all spaces and equipment up to current building code requirements. This includes modifying the elevator and creating handicapped accessible entrances.
The work will be completed in three or more phases over the course of several years and will be done tenant-in-place.
