Renovation of 365 Jay Street; the Pratt Area Community Council Inc.
Brooklyn, New York.

This project completely renovates the former Brooklyn Fire Department Headquarters in downtown Brooklyn. The building was designed by Brooklyn architect Frank Freeman and constructed in 1888. It is both a New York City and a National Historic Landmark. The building was previously converted to affordable housing in 1989 but has since fallen into disrepair. It measures 23,000 sq. ft. and contains 18 units plus a ground floor retail space.

The project required review and approval from the Department of Housing Preservation and Development, The Landmarks Preservation Commission, The New York City Transportation Authority and the New York State Office of Parks, Recreation and Historic Preservation. The work will be performed tenant-in-place.

Work includes:
- Extensive facade restoration, including extensive brownstone restoration, new wood doors to replicate originals, restoration of original windows and installation of terra cotta roof tiles.
- Roof replacement.
- Moderate rehabilitation of all interior spaces.
- Replacement of most mechanical, plumbing and electrical systems.
- Reconstruction of a damaged sidewalk vault on top of the Jay Street subway station.
