Renovation of 409 Grand Avenue. The Pratt Area Community Council Inc. Brooklyn, New York.
This project completely renovates a 7,165.sq. ft. converted row house to provide 5 units of affordable housing as part of the NYC Department of Housing Preservation and Development's Third Party Transfer Program. The project is located within the Clinton Hill Historic District.
Although in poor condition, most of the high-quality interior finishes were still intact. This project preserves these to the greatest extent possible while adapting the spaces to new uses.
Work includes:
- Reconfiguration of room layouts to accommodate 5 floor-through units, including new kitchens and 3 new baths.
- Refinishing all interior surfaces, repairs to areas damaged by water leaks.
- Replacement of all mechanical and electrical systems, including high performance multi-stage boiler.
- Historic restoration of front facade and fence.
- Addition of insulation at exterior walls and roof.
Nomad Architecture also restored 14 of the original light fixtures.
Construction completed in June 2007.
