The Greenpoint Renaissance Center, St. Nick’s Alliance Brooklyn, New York.
This project renovates 14,000 sq. ft., two entire floors of the former Greenpoint Hospital Outpatient Clinic to provide administrative offices for St. Nick’s Alliance, a community development corporation. The project is a total gut renovation, including all electrical and mechanical systems.
The design retains and incorporates a number of original features including the terrazzo flooring and marble wainscoting and column covers. Rather than obliterate the building’s past, it retains these vestiges but juxtaposes them with a crisp, open modern intervention featuring extensive interior glazing, exposed ductwork, etc.
Some energy-saving features include:
- High performance lighting design which uses only 1.1 watts/ sq. ft. and is controlled by daylight harvesting dimmers and occupancy sensor switching.
- An HVAC system which uses a mini split heat-pump system with nine separate heating zones.
- The project adds high performance windows and insulation to the currently uninsulated masonry walls.
- Most interior finishes are high recycled content and have no or low VOCs.
